3505 Veterans Memorial Highway, Ronkonkoma

Zuess Spartan Corp. leased 1,515 square feet of office space at 3505 Veterans Memorial Highway in Ronkonkoma. Michael Zere of Zere Real Estate Services represented the tenant, while landlord J&L Investors LLC was self-represented in the lease transaction.

1500 Old Country Road, Westbury

RYCO’s Escape Room & Lounge leased 4,297 square feet of retail space in the Samanea New York mall at 1500 Old Country Road in Westbury. RYCO’s will have four escape rooms and a bar and lounge area and plans to open early next year. Matthew Kucker, Jordan Baruch and Herb Agin of Colliers International, along with Dominic Coluccio, Samanea New York’s chief leasing and development officer, brokered the lease.

 

202 E. Main St., Smithtown

The Smith Carroad law firm purchased a 6,800-square-foot office building on .57 acres at 202 E. Main St. in Smithtown for $1.35 million. The buyers have been renovating the property to use as the law firm’s offices. Todd Johnson of RC Commerical Partners represented the buyers, while Roger Delisle of Island Associates represented the seller, G & J Commercial Building LLC, in the sales transaction.

 

305 Jericho Turnpike, Huntington

The Learning Experience leased a 10,000-square-foot building at 305 Jericho Turnpike in Huntington and Starbucks leased a 2,067-square-foot building at the same address. The newly constructed buildings join a 37,000-square-foot LA Fitness center that opened in 2018 on the former site of the Country Cadillac car dealership. Nick Vanella of ComRealty Associates represented The Learning Experience and Russel Helbling, formerly of Sabre Real Estate Group and now with Katz & Associates represented Starbucks, while Roger Delisle of Island Associates represented landlord Crest Group in the lease transactions.

 

410 Motor Parkway, Hauppauge

Hanover Community Bank leased 6,850 square feet of office space at 410 Motor Parkway in Hauppauge. The bank will use the new space as an office and bank branch and expects to open the new location by the end of the year. Ron Epstein of RC Commercial Partners represented the tenant, while landlord Aresco Management was self-represented in the lease transaction.
